Estate Management
The Residents Management Company (RMC) is a registered company which owns and is responsible for maintaining the communal aspects of the development on behalf of all residents. This includes green areas across the development and communal areas in blocks.

Responsibilities on the part of the RMC and residents are laid down in the covenants (TP1 document) that all residents signed up to at purchase.
​
The RMC is currently a 'dormant' company, whose directors are representatives of the developers.
All units on Parkviews are sold now, and the handover of the Parkviews Management Company to residents directors in underway (ETA by Q4 2018)

When handover is complete residents can have a more direct control over how the estate is managed.
At present, the RMC has deferred all of its day-to-day responsibilities, including company secretarial work to its Managing Agent, FirstPort.

FirstPort
FirstPort (Previously Pentland 2010 - 16th July 2017) are now the Managing Agent for the development taking over 17th July 2017
​
The RA have had meetings with Gavin Day of Gavin Jones to discuss issues specific to the state of the grounds maintenance
At this meeting they tabled a performance specification to be used as the basis for tenders in future.
They also revealed the quotation from Gavin Jones for continuing their service to the specification provided.
We engaged with other landscapers as well as asking Agent to obtain others keeping Gavin Day on their existing contract is the most cost efficient, for the current needs of the development

As a result, the future Resident Directors of the Management Company have started engagement with FirstPort to ensure that budgets from are approved by then prior to being sent out to residents
We expect the full handover of the Management Company from the directors of the LLP into resident control to be at some point late in 2018
We continue to encourage, residents to inform the RA of any general issues which should be raised.

FirstPort’s Customer Services team will attempt to resolve service issues on your behalf
This may involve appointing and liaising with external contractors
When speaking to Customer Services, you can request a confirmation phone call/email with a timeline for resolution
If you are not satisfied with the response from Customer Services, you should escalate the matter to the Property Manager
